Understanding Carpet Area, Built-Up Area & Super Built-Up Area
When buying a home, it’s crucial to understand the different area measurements used in real estate. Here’s a simple breakdown:
1. Carpet Area
- The net usable area inside your home.
- Includes bedrooms, living/dining, kitchen, and toilets.
- Excludes external walls, balconies, and common areas.
2. Built-Up Area
- Carpet Area + External Walls + Balcony/Open Terrace Area
- Typically 10-15% more than the carpet area.
3. Super Built-Up Area
- Built-Up Area + Proportionate Share of Common Areas (Lobbies, Corridors, Lift, Staircase, etc.)
- Also known as Saleable Area in many projects.
Tip: Always compare properties based on the Carpet Area to understand the actual usable space.
